Overwhelming Evidence You Need a New Roof

Next to the foundation, your roof is probably the most important physical structure on your home. A good sturdy roof protects the entire interior from the elements. Many times roof damage is not readily apparent to the untrained eye, but there are some definitive signs that you are well overdue for repairs or replacement.

 

Aging - How old is your current roof? Generally speaking, shingled roofs are good for about 15-20 years, if it has been longer than that or you are approaching double digits with your current roof it is definitely time for an inspection. Even if you have yet to notice leaking inside the house, water could be getting into the insulation and attic area. Over time asphalt shingles begin to break down, they become brittle and prone to wrinkling, curling or breaking altogether.

 

Check the Gutters - When shingles begin to wear out they will start “shedding” the fine granules and particles, which often times wind up in your gutters or at the end of your downspout. When you clean the gutters are do a once over after a rainstorm watch for signs that your shingles are shedding more granules than usual. When they become completely devoid of this gravelly substance, they will break even in low winds and your roof may begin to leak.

 

Sway Back Roof - You do not have to know a lot about roofing to notice when your roof is starting to sag. A slow walk around the exterior and a keen eye will quickly reveal if there are areas where your roof sags. Look for dips, similar to an older horse, and call a Nashville roofing contractor immediately. Sagging means the materials below your shingles are weak or broken and as you can imagine more serious damage is one rainstorm away!

 

Shingle Damage – Another easy to see problem is torn or missing shingles. Again, walk around your home carefully inspecting the roof for bare spots, loose shingles or chipped areas. You may not need a complete roof replacement in this case, especially if you have experienced some particularly violent spring weather. Of course, determining whether repair or replacement is the best option will take a more thorough inspection from a qualified contractor.

 

Final Thoughts – When it comes to home maintenance and repairs your roof is a very important consideration. If water can get through this barrier, you can quickly rack up costs. Not only will wood rot and insulation degrade but also you run the risk of developing mold in areas you cannot readily see. Why risk serious issues when a little prevention is all you need?
